All 35 homes in Cressing scheme set to be affordable

A £1.3 million contribution will help make all 35 homes at a development in Tye Green, Cressing, affordable. The funding will add 21 affordable homes to the scheme: 11 for social rent and 10 for shared ownership.

The homes are being delivered by Delta Housing on land east of Braintree Road. The development will include two, three and four-bedroom properties.

Funding adds 21 affordable homes

Braintree District Council’s Cabinet approved the investment from developer contributions secured through Section 106 agreements. The additional homes go beyond the affordable provision originally secured through the planning permission.

The council said it was able to use the available funding following a planning appeal and subsequent approval of the scheme. The source does not give a completion date or details about how prospective residents can apply.

Section 106 contributions support local needs

Section 106 funding is secured from developers through the planning process to help address the impact of development. It can support infrastructure including affordable housing, schools, healthcare, open spaces and community facilities.

Councillor Gabrielle Spray, the council’s Cabinet Member for Planning, said the investment would create more opportunities for local people and families to access housing that meets their needs.

Braintree District Council said 78 affordable homes had been delivered across the district so far in 2026/27. The Cressing scheme brings all 35 homes on this development into the affordable housing provision.
